As many people in the Tidewater area are looking at their roofs as they are wearing out and wondering, “WHAT SHOULD I DO?”…. You see there were nearly 400,000 homes built in this area from 1934-1994 and nearly as many built between 1994-2004. Unfortunately many of those homes were not constructed with 1st quality materials, regardless of the price paid for them!!
It is also noted that all roofs are not created equally when the homes were built, as the builders only had to warrantee the work for one year!! Thus no incentive to use the materials on the home if they were going to be living in it!!
One must understand that your home needs to breathe and has its own VENTILATION SYSTEM. Similar to yourself if your home doesn’t breathe properly bad things happen!! In the case of your home it wears out quicker than it should and begins to cause damage to the wood and structural integrity of the home. You get little signs likes leaks and staining but the real damage may be unseen and thus more dangerous.
An example is that Shingle Manufactures’ put in their information/marketing materials that if their shingles are not put on over a properly ventilated space then the shingle will wear out prematurely and void warrantee!
What does VENTILATION have to do with my home & roof??
Likely you recognize it is pretty hot up in your attic or storage area, especially in the summer (upwards of 170 degrees!!) . This is a function of two basic facts;
- HEAT RISES
- Your Home is not “Breathing” properly
You see your home has a breathing system, which is a combination of your roof design and the Soffit areas around your home. (The area that protrudes out from your home 1-3 feet usually) If these two areas are not in concert, then your home
is not “Breathing “ as efficiently as it should.
HOW CAN I MAKE SURE MY HOUSE “Breathes”??
Properly constructed Roofing Systems have certain key elements:
- Vents in Soffit approximately every 4 feet
- Proper Ridge Vents
- Proper Decking
- Appropriate Decking Material (Shingle-Mate/Ice-Water)
- Starter Strips
- Quality Shingles
- Master Craftsman
Roofs need Intake/Exhaust:
The RIDGE VENT is a big deal when you consider the heat that rises and collects up in your attic. The RIDGE VENT allows for that heat to be released and if the roofer utilizes proper accessories (i.e. AirVent ShingleVent II), the heat will be released and pull fresh air in to keep it flushed. It is interesting that if you drive around Tidewater and likely most areas around the country you will see less than 10% of all roofs have RIDGE VENTS…. Why??
Most Contractors don’t install them due to the need for more skill and expense. Even some of the fanciest new homebuilders don’t use them because they don’t want to add cost to a job. Yet after all of that, the SHINGLE MANUFACTURER (the one that gives you a warrantee) suggests them. In most of the top shingle manufactures marketing materials it states that if the roof is placed on top of an improperly ventilated space, the shingle will wear 2 to 3 times quicker, thus voiding warrantee. Even if a Roofer or builder tells you :” You don’t need a Ridge Vent”….YOUR HOME DOES…..
